Ollie- a start-up coliving and micro housing operator- is seeking a Director of Facilities to join it's growing team. The Director of Facilities is responsible for providing strategic insight and best practices for the company’s facilities management team across all of Ollie’s properties. The primary job responsibilities include asset preservation, capital improvements and financial oversight of all maintenance and capital expenses. Additionally, this position will participate in design decisions for new developments and ensure smooth transitions into operational status upon completion. The Director of Facilities will work closely with the VP of Property Operations to ensure all communities, both operational and in development, are prepared to function at the highest possible efficiency and effectiveness. Responsibilities and Duties: Perform regular site visits with property inspections to ensure compliance with all company policies and procedures. Create and execute preventive maintenance programs across portfolio. Interview and hire site level facility managers. Create and execute capital plans for operating properties. Provide support to local facilities managers for any operational or capital projects. Perform project management on capital and asset preservation projects. Review and approve contracts/service agreements at the local, regional and national levels. Prepare annual turnover program procedures and ensure site preparedness and compliance. Negotiate national procurement deals and contracts. Assist site staff with negotiation of local contracts for recurring services and turnover services. Maintain relationships with national vendors and suppliers. Keep current on materials and technologies that could benefit development and operations of properties in portfolio. Standardize company materials and methods to provide cost and operational efficiencies. Implement OSHA safety, employee training and continued education for all on site facilities team members. Advise development teams on operational best practices during the planning stages of new construction projects. Assist with the transition of properties into the portfolio from development or acquisition. Perform operational punch lists for properties transitioning from development and ensure completion and successful move in. Implement emergency preparedness and response plans. Track all incidents and reporting related to workplace injuries and resident property matters. Qualifications: Minimum of seven (7) years in onsite multi-family facilities management Previous multi-site management experience Current or previous HVAC or CPO certification CAMT certification preferred Bachelor’s Degree Contract negotiation skills at the national, regional and local levels Background in construction project management preferred Strong computer skills required. Excel, Word, and Gmail Required. Use of Property Management Software will be required for data verification, reporting and financial purposes. Excellent written and oral communications skills Must be able to work as part of a team, as well as complete assignments independently Must be able to work in a fast-paced environment, managing multiple projects and/or initiatives simultaneously Interact with co-workers, supervisors, vendors, and project partners in a professional and pleasant manner.
